Each active listing gets its own dedicated phone number (forwarded from the number on the yard sign/flyer/online ad) or a shared main number plus a listing code texted in reply to a 'text CODE for info' call-to-action. However the inquiry comes in, call or text, the AI assistant already knows that specific property's price, bedrooms/bathrooms, HOA fee, school zone, and any showing instructions the agent configured, so it can answer real questions on the spot instead of taking a message. It then asks a short, natural qualification sequence: rough budget and pre-approval status, purchase timeline, and whether they're already working with a buyer's agent (asked and handled carefully, since soliciting someone else's client is both an ethics violation and, depending on the wording, a legal steering problem).
A qualified, unrepresented buyer is offered live showing slots pulled from the agent's real calendar and books instantly; a caller who mentions they're actually thinking about selling their own home gets routed to a separate seller-lead lane instead of a showing; anyone already working with another agent is logged and politely redirected, never pursued further.
